First, let’s define some terms: site-built home, modular home, manufactured home.
Site-built homes are conventional homes, built on-site. Materials are delivered to the building site and builders construct the home.
Modular homes are built in sections at a factory, delivered by truck to the building site, and assembled on the site.
Manufactured homes are completely constructed at the factory and delivered to the home site. Many call manufactured homes “mobile homes.”
What is the difference between a modular home and a manufactured home?
Modular homes are built by the same state, county, and city building codes required for site-built homes, while Manufactured homes are built, wholly at a factory, to the Federal Construction Safety Standards Act (HUD/CODE), which requires manufactured homes to be built on a non-removable steel chassis. Many city and county zoning regulations restrict manufactured homes to areas zoned for that purpose.
How are modular homes built?
We sit down with our customers and carefully design a floor plan to meet their needs. Once the home is designed, we obtain the required building permits. The building process then begins at our plant. The construction takes place on a production line in a controlled environment. No chance for rain or snow damaging the materials. We use quality materials to construct the home in sections to be carefully trucked to the home site.
Can you tell the difference between a modular home and a site-built home?
The short answer is “No.” Modular homes look like conventional homes. Modular homes are built using the same quality materials and designs as any conventional home. Perhaps you’ve passed by or been in a modular home and never realized it. There’s nothing that would give you an indication that it’s modular, and not site-built.
Are modular homes better than site-built homes?
Yes, because modular homes are built with the same quality materials as site-built homes. Consequently, it’s the construction process that makes the difference. Modular homes are built on a factory assembly line using better quality control and efficiency techniques not normally used on site-built home construction projects. International Housing Division (IHD) manufactures each section of the modular home using skilled craftsmen who specialize in that type of construction. Each section is carefully inspected for code compliance and workmanship before being released to the home site. A building inspector approves the construction both in the plant and on the building site.
How much can I save over a site-built home?
That’s hard to tell. However, when you take into consideration the reduced labor and material costs, you should find that the cost is generally less that a site-built home. Since we buy materials in bulk and quote you a fixed price (no overruns), youR your costs will be less. As an added bonus, your heating and cooling bills will be lower because of quality construction.
What about financing a modular home?
There is really is no difference in financing a modular home versus a site-built home. In fact, you may find it easier to finance an IHD home because we’ve been building modular homes in the Intermountain Region since 1975 with a sterling reputation. Banks do not hesitate to work with a homehome owner who contracts with IHD to build their modular home.
